This Cancellation Policy is intended to explain how direct-booking cancellations and refund requests are generally handled by Pocono Rentals LLC. Where a signed rental agreement, checkout page, invoice, booking confirmation, or third-party platform policy states different terms, that reservation-specific policy controls.
1. Reservations Made Through Third-Party Platforms
If you book through Airbnb, Vrbo, Booking.com, or another third-party platform, that platform’s cancellation and refund policy for the reservation will apply unless the platform and we both state otherwise in writing.
2. Direct Bookings
For reservations made directly with Pocono Rentals LLC, the cancellation terms shown at checkout, on your invoice, in your confirmation email, or in your signed rental agreement govern the booking. If no separate reservation-specific cancellation schedule is stated, the following general policy applies:

3. Rebooking and Travel Credits
When possible, we may offer a date change or a future stay credit instead of a refund. Any credit amount, expiration date, blackout dates, and rebooking conditions will be determined at our discretion unless otherwise required by the reservation terms.
4. Weather, Illness, and Other Unforeseen Events
Travel insurance is strongly recommended. Weather events, illness, transportation disruptions, schedule conflicts, and other personal circumstances generally do not create a right to a refund unless required by law or provided in the reservation-specific terms.
5. Owner Cancellations or Property Issues
If we must cancel a reservation due to a property issue, safety concern, major systems failure, double booking, or another circumstance that prevents the stay, we may offer a comparable alternative stay, a rebooking option, or a refund consistent with applicable law and the reservation terms.
6. Early Departures and No-Shows
No-shows and unused nights are generally non-refundable. If a guest departs early, unused nights are usually non-refundable unless otherwise required by law or stated in the reservation terms.
7. How to Request a Cancellation
Cancellation requests should be submitted in writing to contact@poconorentals.us. We may also confirm cancellations by phone at 1 (862) 248-1996, but written confirmation is recommended for recordkeeping.
8. Processing
Approved refunds, where applicable, are usually returned to the original payment method, less any non-refundable amounts, and may take additional time to appear depending on the payment provider or card issuer.
